Erin Hael: Risk/Reciprocity

Here she is 2930 Newton Ave N. And not for much longer. When I am done with my project, she will get knocked down. The land will sit empty for a few years. And then someone will build a new 2930 Newton Ave N.

update part 1: february/march: lots of work that was revealed once we opened stuff up. stuff that will be hidden and make for a very lovely house. leveled the kitchen floor, resupported most of the ceiling/floor that our good friends the squirrels tore apart, more dumpsters. one more documentation of the graffiti. it will soon be gone.

mid-January to mid-February: The bad wiring is gone! The house will have completely new wiring, which is pretty incredible. Because we ripped out everything, we were able to create our own lighting design. Pretty fun. More structural supports are in and framing on the 2nd floor has begun. We are framing in a new closet in the master bedroom, turning the existing closet in the master into a built-in desk, framing a linen closet in the hall, and framing a closet in the 2nd BR on the 2nd floor. But the biggest news of all………Joe the Plumber finally showed up! While I haven’t seen him yet, I’ve seen evidence of his work. Plumbing work apparently happens from the top down. So far, the 3rd floor shower, toilet, and sink are plumbed and hooked into the main line. The 2nd half of February will bring wiring, more plumbing, the end of the framing, structural supporting, the end of the wallpaper, and the start of the END!

14 days into 2011: we ripped out the ceiling to replace the drywall in the kitchen and revealed even more fun problems. #1: The squirrels weren’t just living here, they were feeding on our wires! Animals like the tiny electric shock it gives, apparently. We decided to rip down all the ceiling drywall on the first floor and good thing. Squirrels also like to eat through wood in order to burrow even further into their Chalet. Jerks! We are re-enforcing sections of the ceiling and replacing just about every single wire in the house. We also discovered there’s essentially no front supports and no ceiling in the front of the house where the previous owners renovated to make the front porch part of the living room. There’s other parts of the house that have been revealed to have no structural support as well. We never would have discovered this stuff had we not decided to tear out the smelly squirrel pee drywall. I guess I can thank the squirrels for something.

December: Out with the bad. The squirrels did a number on our wiring and left us numerous presents between every floorboard in our house. In addition to the wiring, our roof was sagging because the previous owners installed skylights and tore out the roof supports. Smart! We raised the roof and added support. This month was also dedicated to removing drywall ceilings, floorboards, more wallpaper peeling, and more framing. There are some lovely new additions to the house in the form of appliances and trinketry. Coming up: electrical, plumbing, more framing, and drywalling.

Week 4-5:
We discovered the 3rd floor floor was made with 2x4’s—major problem when spanning 13 ft. in some sections. We replaced the floor joists one by one with 2x8’s. We also ripped out the existing 3rd floor ceiling drywall in order to add insulation and get rid of the gross. The ductwork for the HVAC system is in. 3rd floor flooring in. 3rd floor bathroom and closet are being framed in.
